    SMS successfully executed a comprehensive refurbishment of the existing ground and first-floor office areas within a four-storey office building at Victoria Street, Luton. The project involved the refurbishment of office spaces, including the decommissioning of existing services, installation of new mechanical systems, electrical upgrades, and the implementation of a Building Management System (BMS).


Challenges Faced

The project presented several challenges:

  • Existing Services Decommissioning: Safely isolating and decommissioning existing heating, domestic, ventilation, and air conditioning services.
  • Space Utilisation: Refurbishing the ground and first-floor office areas while ensuring efficient use of space.
  • Mechanical and Electrical Integration: Seamlessly integrating new mechanical and electrical systems to enhance the overall functionality.

Our Solution

SMS addressed the challenges with the following solutions:

  • Strategic Decommissioning: Safely isolated and decommissioned existing services to prepare for the new installations.
  • Efficient Space Planning: Optimised the layout for the ground and first-floor office areas to maximise functionality.
  • Comprehensive Mechanical and Electrical Upgrades: Installed new heat recovery ventilation, ductwork, domestic water services, above-ground drainage, electric space heating, and a proprietary controls system.
  • BMS Implementation: Integrated an automated Trend BMS system for control and optimisation of the new mechanical installations.
